Maximum Exposure in Selling Your Home!

When selling your home, you want to make the most money you can. To do that, you generally have to sell fast. However, the kiey to selling fast is Maximum Exposure and getting the top dollar is a result of this exposure. The more people who see your home, the sooner you will find a willing buyer. How do you get the most exposure? If you sell the home yourself, you will get some exposure by putting up a sign, running several ads, and telling all your friends. As your realtor, I take part in the Multiple Listing Service (MLS), a computerized system operated by the local Association of REALTORS®, compiles information about listed properties in the area and distributes it to member companies. The buyers may include people from out-of-town who are trying to relocate to your area.

5 Tips for Homebuyers Seeking a Mortgage


1. Down payments are critical. Borrowers should expect to put down at least 10 percent for a “conforming loan”

2. Credit scores count. A 720 on the 850-point FICO rating scale will get a borrower access to the best rates. Rich Bira, branch manager of FCM Direct Lender in Chicago, says: "A score between 720 and 739 gets 0.125 percent added to the rate, a score between 700 and 719 gets 0.375 percent added to the rate, and a score between 680 and 699 gets 0.5 percent added to the rate.”
3. Consider VA and FHA. Borrowers without down payments or with less than stellar credit scores should consider these government-insured loans offered through the Federal Housing Administration of the Veterans Administration.
4. Unearth the records. Before applying, borrowers should organize tax, banking and other records that prove income, savings and debts. They should also expect to be patient about what may seem to be endless requests for information.
5. Get rid of debts. Limiting debts, including what borrowers expect to pay for the mortgage, to less than 43 percent of gross income is important.

Safety First when Choosing an Agent!

News Story Makes Headlines (see link) in reference to the homeowner's saftey! In this day and age where safety is a big concern, guarding yourself, your belongings and your home should be a top priority when choosing a realtor. For my customers, I use state of the art technology with electronic lock boxes (ELB). The ELB has a tiny microprocessor inside. You need an electronic key to open it and the only way to get a key is to become a member of the local Multiple Listing Service. All of the keys have a unique identifier so when someone opens the box, the microprocessor inside “registers” the agent who opens it. Agents are forbidden to let another agent use their electronic key. Since the box is “reset” just before being placed on the door, any agent who opens the box can be identified – as well as the date and time they entered the house. That information can be downloaded at the local MLS Association. This works as a security measure for the homeowner. When selecting a realtor, ALWAYS choose someone who cares to go the extra mile to protect you and your belongings from potential theives, by using electronic lockboxes only. The Real Estate Market Continues To Hold On...

While the markets have declined from last year, the real estate market continues to hold on. The residential sales of homes sold in September of 2007 equals 490, in September of 2008 it equals 432; this is down 11.84%, The average price of those homes sold in 2007 is $160,718 while the average price in 2008 is $140,942, at a 12.30% decline. We have noticed that the average amount of days a home is on the market in 2008 is 86 days versus in 2007, where the average amount of days a home was on the market was approxiamnately 81 days. I've always seen the real estate market as an exciting career and enjoy the challenges that each deal may bring, however, I do feel like we are making history with interest rates, short sales and the buyer's choice market. Perhaps, one day we will look back and see the progress that has been made in the home buying/selling markets. Until then, we press forward making the best out of each new situation that we may come upon

A Time to be Thankful


In a world filled with negative thoughts of a downward economy, newcasts blasting us with wars, rumors of war and talks of job layoffs, it becomes evident the ease of dwelling in the negative. Our attentions, attitudes and actions become focused on material items and all that is going wrong within our world, communities and homes. However, it doesn't have to be this way. We have the ability to choose a different path.

As Thanksgiving approaches, let us not focus on the media and their hype on what they would have us believe. Instead, let's try to focus on ALL in which, we have to be thankful. For most of us, we are blessed with good health, the ability to work, the ability to communicate with others, the ability to get out of the bed and breathe in the breath of life. This in itself, is so much to be thankful for, a true sense of living.

Most of us, whether we rent or own a property; we have a roof over our head, a place to lay our head at night, running water, and a public sewer system. Again, there is MUCH, in which to be thankful. While Thanksgiving is the most traveled American holiday, let us take the time to celebrate our family, friends and accomplishments. We should be thankful to God, Almighty for giving us those abilities and blessings. So often in this country, we base our happiness on material items and not relationships. We need to take the time to strengthen our relationships with others, letting them know how important they are to us. When this world has a hold on us and we begin to lose our material things, we turn and find shelter in our relationships and what is most important. This Thanksgiving, let us focus on the ones we love, care about and our relationships with others. May you have a blessed Thanksgiving and be thankful for all that you DO have.
